The track can be changed later, and the right registered on the Chanote is identical in all three cases. What differs is only when you pay. The legal detail is here.
What this calculator does not tell you
- It does not include management. Those fees start at 20% of rental revenue for a single villa and are published in full on the operations page.
- It does not model rental income. We do not publish a yield assumption because we do not promise a return — published third-party estimates for the islands range from 5–7% net (Horizon Homes Samui) to 8–10% (Savills Thailand).
- It does not price the shortening term. A right with nine years left is worth less than one with twenty-six, and any resale price reflects that.
- It does not replace advice. Have the numbers and the structure checked by independent Thai counsel.
